GHMC Building Regularization Fee Calculations

In order to calculate the Building Regularization fee one needs to first understand two very important terms

Unauthorized

When a building is constructed with prior permission from concerned authority, it is a legal structure. In this legal structure, if the property owner decides to add an additional floor then this floor becomes unauthorized structure.The fee for unauthorized structure is comparatively high.

Deviation to Sanctioned Plan

When a building is constructed with prior permission from concerned authority, it is a legal structure. In this legal structure, if the property owner decides to increase the total floor area then the extended part from the sanctioned plan is treated as Deviation.

First you need to convert the total area from Sq Yards to Sq Meters. To convert Sq Yards to Sq Meters multiply Sq Yards value with .836 to get the value in Square Meters.

1 Sq Yard x 0.836 = 1 Sq Meter

Step 1

First Calculate the total area of the building in Sq Yards and Convert to Sq Meters using above tables III & IV

Step 2

After calculating the value in Sq Meters you need to check TABLE I and check for corresponding value in Sq Meters to find the GHMC Building Regularization Price /Sft. There are two categories like Residential / other Non Commercial Uses and Commercial.

There is also a difference in GHMC Building Regularization Price /Sft based on the type of construction that is Deviation to Sanctioned Plan or Unauthorized. (Both terms are explained in the beginning of the article).

Multiply the total Sq. Meters by the Sft to get a Value

Then after identify the right price /sft. We need to find Market Value for your property. The information is available online at Market Value

Based on the market value of the property you will pay the appropriate percentage of the value we got in step 2.

Eg : If you have plot of 200 Sq. Yards, a Building with a deviation of 1000 Sft and with a market value of Rs.18,000/-. What will be the GHMC Building Regularization Fee

200 Sq. Yards is equal to 167.225 Sq. Meters.

From TABLE I we can see that the price /sft for residential building is Rs.30/- for areas in between 101 – 300 Sq Meters

1000 X 30 = Rs. 30,000/-

From TABLE II we can get the percentage of the regularization fee from land value. We have assumed the land value as Rs.18,000/- which is 50 %.

So the regularization fee that needs to be paid is 30,000 x 50 % = Rs. 15,000/-.

The total to be paid for GHMC Building Regularization Fee is Rs.15,000/- of which we need to pay Rs.10,000/- towards the initial payment during application submission and balance after the scrutiny of the application and before 6 months from last date of application.
