Building Regularization Scheme Telangana 2015

Building Regularization Scheme Telangana 2015 by Government of Telangana is passed under G.O.M No. 152 to regularize unauthorizedly constructed buildings and buildings constructed in deviation of the sanctioned plan. It is an golden opportunity to the citizens to regularize their properties which are in deviation to submitted plans.

Below is an outline of the Building Regularization Scheme Telangana application process. The application process is online and all documents to be submitted are to be scanned and saved in pdf formats.

Step 1

Visit Greater Hyderabad Municipal Corporation website at www.ghmc.gov.in . On the home page one will find Building Regularization -2015 link which will open the Building Regularization Telangana Scheme application.

Step 2

Click on Register yourself and in the new page fill in all your personel details and click submit. A popup with your password will be displayed. Make a note of this password for future reference. The password will also to sent to your registered mobile and email used during registration process.

Login with your mobile number and password in the below page Login Page

Step 4

Once logged in you will see a set of options and one needs to click Building Regularization(BR) and a welcome screen will appear.  On the top additional options are available go to Transactions and click New Application for Building Regularization.

The Application is split into 6 sections.

SECTION I

Applicant Details

In this section we need to fill in the personel details of the applicant.

SECTION II

Building Location Details

In this section we will need to furnish all details pertaining to the building to be regularized.

Select the circle in which the building lies, Select District, Mandal

SECTION III

Details of Site & Building

In this section we will fill the details related to area of the Plot in Sq Mtrs, Existing Road width, Proposed Road width, Height of the Building as on site (Mts), Total no of floors, Latest property tax receipt number, Market value of the land as on 28.10.2015 per Sq. Yards, Building Construction date, Building Category Type,

SECTION IV

Details of Site & Building

In this section you will need to mention details of the building floor by floor. One needs to select the Building Constructed Status as Unauthorized or Deviation of Sanctioned Plan. If a floor or structure is not all present in the sanctioned plan then it is called Unauthorized.

Note :

If the Building has a sanctioned plan with 2 floors and a additional 3rd floor was built then it is treated as an unauthorized.

If in the same building an additional area was constructed like increasing the square feet of the floor, then it is treated as deviation from sanctioned plan.

SECTION V

Upload Documents

All the required documents, are to be scanned and saved in pdf format only. Most of the documents needed are of the A4 size and can be easily scanned using any scanner. A lot of mobile applications are also available which will enable citizen to use there smart phones to scan documents.

The trickiest document to scan are Building Plan with all details like Site Plan, Location Plan, Detailed Plan, Floor Plan, Section Plan, Elevation Plan as they are drawn on bigger sheets. One can use a digital camera to take a picture of the drawing and needs to reduce the size and convert it into a pdf or else these things needs to reduced to atleast A3 so that one can fold it in half and scan each side separately and then join the two images and make a single pdf.

1. Sanctioned Plan Copy *

2. Copy of Ownership Document / Title Deed attested by Gazetted Officer *

3. Constructed Building Plan Signed by Licensed Technical Persona and Signed by Applicant. *

4. Copy of latest Property Tax Receipt

5. One Photograph showing the Elevation. *

6. One Photograph showing the Roof Slab. *

7. Indemnity Bond *

8. Urban Land Ceiling Clearance Certificate in case the site is covered by 10(6) list of ULC Act

9. NOC from Fire Services Department (where ever applicable)

10. NOC from Airport Authority of India (where ever applicable)

11. Market Value Certificate of the plot issued by Sub-Registrar indicating market value of the plot as on 28/10/2015 *

12. Structural Stability Certificate *

13. Copy of Previous BPS 2008 application details.

Note : * are all mandatory documents.

SECTION VI

Whether the site is falling in prohibited area, namely

One needs to select yes or no for the below two questions

1. G.O.Ms NO.111 Ma, dated 08/03/1996 relating Osmansagar and Himayath Sagar catchment area : YES/NO

2. Recreational use/Water Body/Open Space use zone/Bio-Conversation zone as per notified Master Plan/Zonal Development Plan : YES/NO

and click submit.

Important : It is very important to review all details before you click submit. As the accurate information filled by applicants will help in quick review of the application and makes the officials work easier and the citizens and pay the balance of Building Regularization Scheme fee and get their proceedings copy.

A acknowledgment is received after submitting the document a print out of the acknowledgment along with all the physical documents and a DD of Rs. 10,000/- is to be submitted for further processing at the local municipal corporation office.

The initial payment of Rs. 10,000/- for Building Regularization Scheme Telangana can also be done online using Internet Banking or Credit/Debit Card. There is an additional charge for this method.
